Property development finance is available to any property developer in need of additional funding. The finance is secured against the land or property and is used for its development to then be sold on for profit.

Santander Property Development Finance

A minimum of £50,000 can be borrowed with the upper-limit limitless. The average amount to be borrowed ranges from £200,000 to £5,000,000.

The funding is available to Individuals, Limited liability partnerships, and limited companies. Santander requires the scheme to be placed in an SPV (special purpose vehicle), a limited company that is formed with the single purpose of developing a property. This offers both Santander and the developer more protection.

It’s available to anyone in the UK, even non-UK residents. No income proof is required, and the funding is usually granted even with poor/adverse credit. You must be aged 18+

Property development loans are drawn down as the development work is completed, for example, the first percentage of the loan will be taken when the property is first purchased. The rest of the loan is released at agreed stages during the project. The amount given at each stage is decided upon by Santander’s surveyor reports.

Even if property developers have sufficient funds for their building projects, they still take out development funding as this allows them to develop more sites with the same amount of equity, which in turn generates more profit in the long run. The risk is also minimized by being able to developer properties in different locations, should there be a downturn in the market.

The funding can be arranged on residential, commercial and semi-commercial properties and also on land with or without planning permission.

Property finance is usually taken out over a 12-month period, with smaller builds as little as 3-6 months and in rarer cases, over 18 months.
