Property Development Finance from Halifax

Property Development Finance is a great way for property developers to gain additional funds to aid them with their property development projects. The loans are secured against the land or property and are used to develop the property, that is then sold on for profit.

When Halifax approves the funding, it’s then drawn-down at various stages of the project, as work is completed. The percentage amount released is determined by Halifax’s surveyor reports.

A minimum of £50,000 is available to be borrowed, with the upper-limit limitless. The typical range is between £200,000 to £5,000,000. Up to 90% of the project costs can be covered via property development finance.

Individuals, Limited liability companies and Limited companies are all eligible to apply for funding, but Halifax does require the scheme to be placed in an SPV (special purpose vehicle); a limited company set up for the sole purpose of developing a property. This offers protection to both the bank and the developer.

The term often ranges from 3-18 months, with interest rates between 5%-12% pa. These determining factors are based on the property developers experience, location, loan amount and what the actual project is.

Funding is available for all types of properties, whether that be residential, commercial or semi-commercial properties.

Experienced property developers often use property development finance to secure more properties with the same equity down. This allows for more profit in the long run, as well as minimizing the risk should a certain area have a downturn in the market.

The loan is available to anyone in the UK, and in any location. Non-UK residents are also okay to apply. Applicants must be 18 or over. A poor credit rating should not be a problem as the finance is secured against the property or land. No income proof is required either.
